C2C values industrial property across Gauteng, including warehouses, factories, workshops and logistics premises. We assess the land and buildings for the agreed purpose, whether you are buying, selling, reviewing an investment or seeking a report for a professional adviser.
Industrial property value reflects both the local market and how well the premises suit an occupier’s operations. Access, usable space, building specification and rental evidence all matter. C2C was established in 2002 and is led by SACPVP-registered Professional Valuer Brian Morgan (3702).
Request an industrial property valuation quote and include the address, approximate building area and valuation purpose.
What affects the value of a warehouse or factory?
We consider the property’s position within its industrial node, access to transport routes, truck circulation, yard space, loading arrangements, building condition and usable accommodation. Features such as clear height, power supply and the layout of production, storage and office areas can influence demand and suitability.
Specialised features need context: the cost of an improvement does not necessarily translate directly into an equal increase in market value. Available plans and information about installations, including solar equipment or overhead cranes, help define what is included in the property assessment.
How industrial property is valued
Comparable industrial sales and rental evidence help establish the market position. For leased investment property, income capitalisation or a discounted cash flow assessment may be appropriate, taking account of lease terms, expenses, vacancies and the sustainability of rental income. A cost approach may be relevant in suitable circumstances.
The report records the purpose, valuation date, property description, methodology, evidence and material assumptions. We distinguish between the value of the real estate and other business assets.
Does the valuation include plant and machinery?
C2C’s industrial property service covers the land and buildings. We do not provide plant and machinery valuations. Tell us about any equipment or specialised installations when requesting a quote so the instruction clearly defines the property interest and any exclusions.
Documents and inspection access
Useful information includes the property address, approved plans where available, a municipal account, lease agreements or rent roll, and income and expenditure details. Please also identify access restrictions and the person who can arrange the site visit.
We inspect the premises and consider the information supplied alongside relevant market research. Missing documents or restricted access may affect the scope, assumptions or completion date.
Turnaround, fees and related services
Commercial property reports, including industrial instructions, are typically completed within five days after the site visit, subject to the necessary information being available. Your quote confirms the fee, agreed scope and delivery timing. Fees vary with the size, complexity and location of the property.
A market valuation does not establish the cost to rebuild after damage. For that purpose, request an insurance replacement-cost valuation. For offices and retail investments, see commercial property valuations. If the instruction concerns a municipal assessment, read about municipal valuation objections.
